  ARLINGTON, VA. – Hotel booking levels in Milan are already exceeding 85% ahead of the Winter Olympics, according to new data from CoStar, a global provider of real estate and hospitality analytics.

  Four nights during the two-week Olympic period are currently pacing above 80% occupancy on the books, with the peak recorded on 11 February at 85.2%. The night of the opening ceremony on 6 February is tracking at 82.9%, ranking as the fourth highest occupancy level across the event dates.

  The lowest on-the-books occupancy during the Olympic period is currently forecast for the night of the closing ceremony, at 71.4%. This pattern aligns with typical Olympic trends, most recently observed during the Paris Summer Olympics in 2024.

  Commenting on the outlook, Aoife Roche, Regional Vice President of EMEA Sales at STR, noted that several structural factors are expected to support strong hotel performance throughout the Olympic period.

  “A combination of factors – including limited hotel supply growth, improved public transportation, and Milan’s role as an international gateway market – is expected to support strong hotel performance throughout the Olympic period,” she said. “Milan is a midsize hotel market compared with previous Winter Olympic hosts. That lower volume of inventory will factor into higher occupancy levels as official and tourist demand enters the market.”

  CoStar data also points to a significant uplift in monthly performance. February occupancy in Milan is forecast to reach 77.9%, which would mark the highest February occupancy level ever recorded in the city.

  While Olympic-related travel is a key demand driver, the calendar is further supported by Milan Fashion Week, which begins two days after the Olympic closing ceremony, reinforcing sustained demand into the latter part of the month.

  In parallel with rising occupancy, average daily rate (ADR) in Milan is projected to increase by 48.1% year on year in February, reflecting strong pricing power during this period of concentrated international demand.
